Sell for More News: Major city votes to eliminate single family zoning

Published on January 25th, 2019

Sell for More News is a weekly blog series with interesting information from the world of commercial real estate.

In an effort to address an affordable housing crisis, Minneapolis voted to end single-family home zoning.  Minneapolis is believed to be the first major city in the US to approve such a change citywide.

In a bold move, the Minneapolis City Council voted 12-1 to get rid of the category and instead allow residential structures with up to three dwelling units — like duplexes and triplexes — in every neighborhood.  The Minneapolis City Council is made up of 12 Democrats and one Green Party member.

As cities across the country contend with an affordable housing crisis, few have been willing to take on single-family zoning which is a way of living that’s fiercely protected by neighborhood groups.  Minneapolis is the first but surely not the last.

For example, Portland is working on a plan to allow fourplexes in nearly all single-family neighborhoods.  And Seattle is considering rezoning 6% of its single-family neighborhoods to include more housing.

Experts say adding density to single-family neighborhoods is a powerful tool to address housing affordability.  This is a developing issue that will be very interesting to follow.
